Terms of service.
These Terms and Conditions explain how Boca Grande Home Services works with clients and how visitors may use this website. They apply to every service we provide in Boca Grande, Florida, including property management, home watch and concierge, maintenance and repairs, and housekeeping services. By using this website, requesting a quote, or accepting our services, you agree to these terms. If you do not agree with them, please do not use the site or engage our services.
Our services
We provide household management and property care for private homes. The exact scope of your service is agreed in writing before work begins, either in a proposal, a service agreement, or a written confirmation of a schedule. Anything not described in that agreement is outside the scope and will be quoted separately. We do our work with reasonable skill and care, and we follow the instructions you give us for your property. We are not a licensed general contractor, engineer, surveyor, or security company, and nothing we provide should be treated as a professional inspection, valuation, or guarantee of the condition of a building.
Getting started and scheduling
Work usually begins with a meeting at the property or a phone interview. Once we agree which services you want and when you want them to start, we set a schedule. We make every effort to keep to agreed times and to respond quickly to urgent issues, but visit times may shift because of weather, traffic on and off the island, contractor delays, or emergencies at another property. If a visit needs to be moved, we will tell you as soon as we can.
Access to your property
To carry out our work we need reliable access. You agree to provide accurate keys, codes, alarm instructions, and any information about pets, alarms, cameras, or other systems in the home. If you change a code or a lock, please tell us before the next scheduled visit. If we cannot gain access at a scheduled time through no fault of ours, the visit may be treated as completed and charged, and we will contact you to arrange a return visit.
Quotes, pricing and payment
Prices depend on the size of the home, the services chosen, and how often we attend. Quotes are based on the information available at the time and on the property being in the condition described. If the work turns out to be significantly larger or different from what was quoted, we will contact you with a revised figure before continuing. Invoices are issued on the schedule set out in your agreement and are payable by the due date shown. Late payment may lead to services being paused until the account is brought up to date.
Cancellation and changes
You may cancel or reschedule a visit by giving us reasonable notice, and we ask for at least twenty four hours where possible so that we can reassign our team. Visits cancelled at short notice may still be charged. Either party may end an ongoing service agreement by giving written notice of the period stated in that agreement. On termination, you agree to settle any outstanding balance and we agree to return keys, access devices, and any property records that belong to you.
Contractors and third party work
For work outside our own scope we engage licensed local trades on your behalf and supervise the job. Where a contractor invoices you directly, your agreement for that work is with the contractor, and their warranty, insurance, and terms apply. We select trades carefully and follow up on quality, but we are not responsible for the workmanship, delays, or acts of an independent contractor. Where you instruct a vendor of your own choosing, we can provide access and oversight, but the same applies.
Limits of home watch
A home watch visit is a visual check carried out at agreed intervals. It is not a guarantee that nothing will go wrong between visits and it is not a security service. We report what can reasonably be seen at the time of the visit. Hidden defects, faults inside walls or systems, sudden failures, theft, vandalism, and damage that occurs between scheduled visits are outside our control. We strongly recommend that owners keep current property insurance in place at all times.
Storms and events beyond our control
We are not liable for delays or failure to perform caused by events beyond our reasonable control, including hurricanes and tropical storms, flooding, fire, power or water failure, evacuation orders, road or bridge closures, government action, labour shortages, or the unavailability of materials. During and after severe weather we prioritise safety and access, and we will return to normal service as soon as it is safe and practical to do so.
Liability
We carry the insurance required for the work we perform and will provide evidence of cover on request. We accept responsibility for loss or damage caused directly by our own negligence. To the fullest extent permitted by law, our total liability in connection with our services is limited to the amount you have paid us for the service that gave rise to the claim, and we are not liable for indirect or consequential loss, including loss of rental income, loss of use, or loss of enjoyment of the property. Nothing in these terms limits liability that cannot be limited by law.
Your responsibilities
You agree to give us accurate information about the property, to tell us about known defects, ongoing repairs, or hazards, to keep utilities and insurance active, and to secure valuables and confidential documents. If a decision is needed about a repair or an urgent issue, we will contact you and act on your instructions. Where you have authorised us in writing to act without prior approval up to an agreed amount, we may proceed and report to you afterwards.
Photographs, reports and confidentiality
We take photographs and written notes during visits so that you have a clear record of the property. These records are used for your service and are kept confidential. We will not publish images of your home or identify you as a client without your written permission. Reports we prepare remain accurate as of the date and time of the visit described.
Website use
The content of this website, including text, images, and the company name and logo, belongs to Boca Grande Home Services or is used with permission. You may view and print pages for your own use, but you may not copy, republish, or use our content commercially without written consent. We work to keep the information on this site accurate, but it is provided for general guidance and may change without notice. Nothing on the site forms a binding offer until we confirm a service in writing.
Governing law and changes
These terms are governed by the laws of the State of Florida, and any dispute will be handled in the courts of Lee County or Charlotte County, Florida, as appropriate to the property. We may update these terms from time to time, and the revised version applies from the date shown at the top of this page. If any part of these terms is found to be unenforceable, the rest continues to apply.
